ARMSTRONG RIGG PLANNING

Development Plan Promotion

Site: Various sites

Client: Various clients

ARP has extensive experience and a track record of success in promoting sites for development through Local Plans. We are active at every stage of the Local Plan process from initial Call for Sites and Issues and Options Consultations, through to submitting detailed representations to pre-submission draft Local Plans and appearing on behalf of clients at Examinations in Public.

Our approach to Local Plan promotion is focussed on closely monitoring Council meetings and background reports to ensure our clients are able to take advantage of opportunities as soon as they arise. We have a broad range of clients covering a wide geographic area and our staff specialise in different local authority areas to ensure that we are always up to speed on the latest developments and local news.

We tailor our approach to our client’s needs and objectives and provide a strategic but flexible approach that means we are able to react quickly to opportunities as they arise. We are actively involved in promoting sites in local authorities across the country with a particularly strong focus on the Midlands, East and South East regions. Current areas of focus include:

  • Bedfordshire: Bedford and Central Bedfordshire
  • Buckinghamshire: Aylesbury Vale and Milton Keynes
  • Cambridgeshire: East Cambridgeshire and South Cambridgeshire
  • Essex: Basildon, Braintree, Epping Forest, Harlow and Tendring
  • Hertfordshire: North Hertfordshire and St Albans
  • Leicestershire: Charnwood andHarborough

A couple of more detailed examples are:

Site: Land at Battlefield Farm, Shrewsbury

Project: Approximately 8ha of employment land

LPA: Shropshire Council      Client: Manor Oak Homes

ARP has been involved in the promotion of approximately 26ha of land on the northern edge of Shrewsbury towards the Shropshire Local Plan Partial Review since December 2017. Throughout this process we have worked closely with Shropshire’s Planning Policy team to identify the way in which the land could best meet the needs of the County. This has resulted in a revision of our client’s initial proposal to deliver a mixed-use residential development to one that now proposes approximately 8ha of flexible employment land that it is expected will prove vital in allowing the Council to achieve the objectives of their economic strategy.

Site: Land at South East Daventry

Project: Various including residential and employment uses

LPA: Daventry District Council / West Northamptonshire      Client: Manor Oak Homes

ARP has been involved in the promotion of a strategic site at the south east gateway to Daventry towards the Daventry Local Plan Part 2 and the forthcoming review of the West Northamptonshire Joint Core Strategy since April 2018. This has involved the consideration of the land in respect of two separate issues – the way in which it can meet the short-term development needs of Daventry District and how it can help meet the longer-term strategic requirements of the forthcoming unitary authority of West Northamptonshire. To date ARP have held a number of detailed discussions with Policy Officers who will have responsibilities as part of both Planning Authorities to identify a planning strategy that enables West Northamptonshire to meet a proportion of the significant housing and employment needs of the Oxford-Cambridge Arc.
