On behalf of our client ARP secured permission for business use development close to the A12 and Ipswich at the fringes of the village of Wherstead, despite the site itself being arable land in the countryside with no allocation for development in the adopted Development Plan.
ARP were able to demonstrate that the high-quality new business park proposals, offering over 10,000sqm of employment space, in a sustainable location close to one of the areas key transport routes, satisfied an unmet need. Our planning case showed that the business proposals aligned with the Council’s economic growth agenda and the site was well positioned to provide the type of business space the Council commissioned economic needs assessment indicated was required. In the absence of suitable alternative sites or an up to date plan led means of providing them the Council were satisfied that the benefits of the proposals outweighed the harm, including harm arising from the conflict with the development plan.
